Welcome to Manor Oak Homes' public consultation website for our proposed new development at Land West of Warwick Road, Kibworth Beauchamp, Leicestershire.

Our Vision:

Manor Oak Homes are pleased to announce they are preparing an outline planning application for up to 400 homes, a much needed new primary school, affordable housing, highway improvements to the A6 to improve traffic flows and significant areas of publicly accessible open space on the site to the west of the Kibworths.

Manor Oak Homes are promoting the proposed development through Harborough District Council's new Local Plan to help meet the need for new homes in the district and the critical need for a new primary school in the Kibworths. The outline planning application is proposed to be submitted in support of this promotion.

The proposal forms part of a wider development area to the west of the Kibworths that has been consistently promoted by Manor Oak Homes through the preparation of the Harborough District Local Plan to provide new homes, employment floorspace, a retail unit and a much needed new primary school.

Planning permission for much of the area promoted by Manor Oak Homes has now been granted, with sites being brought forward by several developers for 365 homes, up to 12,500m_ of employment floorspace and a retail unit. This said, the job of providing a totally sustainable extension to the Kibworths that will properly meet local needs over the coming years is only partially complete as the current planning permissions do not secure a new primary school.

The need for a new primary school is widely recognised. Due to the level of committed and new housing in the Kibworths, the existing 3 form entry primary school is expected to exceed its current capacity without the ability to expand, with the consequence that children in the very near future will need to travel elsewhere unless a new school is provided.

Manor Oak Homes' proposed development would solve this issue by providing a 5 acre (2 hectare) site for a new primary school. It would make significant financial contributions towards the new school and to highways improvements that Leicestershire County Council have identified are needed in the Kibworths on the A6.

The site is located next to two areas that are already planned for development and it is therefore a highly sustainable location for new housing and a new primary school.

Harborough District Council have struggled to meet the local area's critical need for new homes over the last decade. The proposed development would help resolve this problem in a highly sustainable location and would provide significant public benefits in terms of school provision, highways infrastructure and much needed affordable housing.
